Malaysia International Fashion week kicks off in the capital city of Kuala Lumpur yesterday, with Japanese supermodel, Ai Tominaga making a special catwalk appearance for quite a number of local and regional brands. Besides her and our very own home grown models, there are also another 10 top Chinese models, specially flown from Beijing, China. It’s a feast for the eyes as these models brought along with them years of experience on the runways and the fame and glamor attributed with models in general. I am sure this will spur our local models and wannabe models to strive for the stars and make their dreams come true, be it here or in New York.

Competition in the pro-segment of the digital camera market is heating up fast. Just when we were amazed by Nikon’s announcement of the support for ISO sensitivity of up to 102,800 on the 14th of Oct, we were surprised yet again by another fierce competitor whom not only matched Nikon’s announcement blow-by-blow but has elevated the playing field to another ridiculous level that seemed unattainable just a few years ago. With this new announcement, Canon has within 2 ‘long’ years of their disastrous debut of the Canon 1D Mark III, re-positioned themselves back on the right path to success. Failure is not an option this time around, I hope!

As an avid user of Canon 1D Mark III camera, I can attest to the heartache and disappointment of owning this camera. The initial controversy surrounding the troubled focusing system can really make you lose confidence in your own ability of handling this system and coupled with the fact that you just spent a fortune on converting from a competing systems, really made you the butt of joke by friends and customers. I really hope Canon will compensate us, at least in kind for sticking with them in those hard times. Maybe they should give us the priority for ordering the new 1D Mark IV or maybe even a trade-in program for the older model. Why should they, you may asked?

Well, let me give you a few examples:

1. We were inconvenienced by the many firmware upgrades, actual physical hardware upgrades and the constant search for a solutions to their problems.
2. Canon finally acknowledged that there were indeed focusing issues with the 1D Mark III cameras, so they confirmed that they sold us some lemons but we can’t return the lemons as we had already consumed them.
3. The introduction of the Nikon D3 has proven that Canon has indeed been sitting on their laurels and are taking their customer for a ride – How can a camera company that prides themselves of their high ISO capabilities, be proven a “has been” overnight by the introduction of the Nikon D3? They must have been holding back the technology from their customer, in order to milk them by every subsequent upgrades! Just because D3 and the new D3s can go all the way up to ISO 102,400 the new 1D Mark IV can suddenly achieve that figures with even smaller sensor pixels. What a coincidence!

As the owner and user of the Canon 1D Mark III, I am indeed allowed to voice out my frustration of owning the older camera. However with the introduction of the new 1D Mark IV, I do have even higher expectation for this new flagship model. I am especially impressed with their technical specifications for a few of their brand new features, namely:

1. A brand new 45-point AF system, with 39 f/2.8 sensitive cross-type points located across the frame, providing consistent AF on static or moving subjects, no matter which AF point is being used
2. The combination of a custom-designed, high resolution 16.1MP APS-H CMOS sensor and Dual “DIGIC 4” processors ensures that detailed, crisp images are delivered at high speeds
3. Standard ISO on the EOS-1D Mark IV ranges from 100-12,800, while extended ISO ranges from a low of 50 to 102,400 – the highest ISO ever offered by a Canon SLR
4. EOS Movie function, providing the ability to capture 1080p High Definition (HD) video at 30, 25 and 24fps and 720p footage at 60 and 50fps

This 4 main functionality of the newly launched Canon 1D Mark IV has not only stopped me from considering the Nikon D3s as my high-speed to-go-to camera (I am a dual systems user), it has also convinced me to stick back with Canon and be my only candidate to replace my old Canon 1D Mark III camera. It seemed such a simple decision based on the published capabilities. But this time around, I will wait a while before jumping into the new system. Let the others do the testing first and I will gladly do the following. No more playing heroes and be the first to jump into the boiling pot! I have learned my lesson well.

The drool factor for the latest Nikon D3s coupled with the new AF-S Nikkor 70-200mm f/2.8G ED VR II far outweighs the beautiful model who is holding the potent combination.

Nikon Malaysia is currently promoting the Nikon Show at Mid Valley Megamall as the Nikon’s highlight event of the year. There will be many activities and also a photo contest for all photography enthusiasts. There’s even free photography talks by a few professional photographers but for me, the best reason to drop by Nikon booth is the chance to view or maybe touch and feel the beautiful Nikon D3s. The D3 has proven to be the most awesome digital camera to hit the market for professional sports and news photographers and has taken a big chunk of market share back from Canon 1 series camera. You just need to look at major sports event like the Beijing Olympics and football matches. Previously you could only see Canon trademark white L lenses along the sidelines but in recent years you could see a mix of black and white lenses. This is a major coup for Nikon and for Canon to catch up, they really need to come up with some really earth-shattering technologies that might give Nikon a run for their money.

As a Canon 1D Mark III user, I can vouch that the latest Nikon D3s is really tempting me to beg, borrow or steal just to get my hand on one of this baby. The newly redesigned image sensor of the new Nikon D3s will take the concept of “low light photography” to a completely new level and maybe Nikon might even create a new niche in photography which is close to “No Light Photography”. I can just imagine using the latest Nikon D3s with the new AF-S Nikkor 70-200mm f/2.8G ED VR II lens. With the D3s capability of an ISO value of up to 102,400 and the ‘VR II’ lens claimed benefit of 4 additional stops, anything is possible.

My Nikon D700 is way more advance than my 4-year old Nikon D2Xs and I can only expect the very best from the latest Nikon D3s. Although camera is just a tool for the professional photographers, it never hurts to have the latest and greatest. The Nikon D3s will definitely be on many photographers’ shopping list this coming Christmas.

Of all the digital cameras that I owned, my favorite go-to-camera of all times is still my Canon 5D Mark II. Although the carry-over 9-point focusing system from the older 5D is nothing to shout about, this camera can really resolve the details at up to 21 megapixels of quality shots. The colors from the 5d Mark II (closer to Nikon colors) is nothing like the older Canon series and it is really positioned on a league of its own. The capability to take true 1080p HD video is also one of the attraction of this camera and with the latest Nikon D3s offering of only 720p / 24fps motion capture capability, the Canon 5D Mark II is still king of the hill when it comes to capturing professional HD quality video. Besides this small disadvantage, the latest Nikon D3s is really way up there, mingling with the god of cameras. Canon, where are you?

Life stood still for me today and words just can't describe my happiness and joy.

Today’s post is just a fictional creation to illustrate the wedding day journey of a beautiful young lady. I will attempt to describe her hopes, her desire and her dreams for this important day in her life. This series of photos were taken at the Taman Tasik Titiwangsa recreational park. This  is a really nice park for photography with its landscaped garden, beautiful trees, rolling hills and a flower-covered walkway. The beautiful model is Jenny and the make-up artist that provide the overall beauty support is Danny.

Saturday, 3rd October 2009. My morning started with a 2 hours traffic jam to get into the Royal Malaysia Air Force (RMAF) base in Subang. It was bumper-to-bumper all the way in from the many entry points like Glenmarie, Jelutong, Batu Tiga and Subang Jaya. I just had to be there no matter what the circumstances were, since it wasn’t an event that would come by that often, especially in Kuala Lumpur area. We may be able to catch such air show in the yearly LIMA event in Langkawi but it’s near impossible to witness “the” US Air Force’s Thunderbirds team.

By the time I managed to find a car park some 500 meters from the base, the place was already swarmed with people from different walks of life. Some parents were seen accompanying their children who were too eager to witness the air show for the first time in their life. By about 9:30am, the place was already packed with an estimated 150,000 people. I am glad that I took the effort to wake up early but the amount of people turning up for the aerial display were really unexpected.

The show proper started with an aerial display by our very own RMAF’s aircraft: the Russian made Sukhoi Su-30MKM fighting plane. It’s quite an attractive flying beauty and it was piloted by Lt Col Muhamad Norazlan Arif and Major Mohd Jasmi Abdul Wahab. Together they display some aerial stunts that wowed the crowds but it would be even more amazing if TUDM could present more than just one aircraft for the show.

11:30am – Just when the much anticipated Thunderbirds were about to take to the sky, the whether turned hostile and began to drizzle. Most people who had anticipated the bad whether started to pop their umbrellas and you could see a sea of umbrellas for as far as the eyes could see. If the drizzle hadn’t stop anytime soon, I dread to think of how I could see the awesome display from the base of my umbrella.

Typical of any American inspired events, they have very elaborate and articulate narrator to tell the story to accompany the amazing show. The spokesperson did a really good job of prepping the spectators on what to expect and a detailed explanation of the flight formations. Once a while he would would let loose some surprises to thrill and amaze the crowds. Below I would let the photos do most of the talking.

Although the gloomy weather was not helping with the Thunderbirds aerial display and the muted sky did not help with the photography, the more than 150,000 spectators really had a blast with the spectacular aerial display shown by both the Malaysian Sukhoi Su-30MKM and the Thunderbirds F-16C performance. As the America’s Ambassadors in Blue, the Thunderbirds team succeeded in bringing the people of the two nations together, as witness by the more than 150,000 people jamming the RMAF Subang air force base to catch a glimpse of the air superiority prowess of the most powerful nation on earth – the United States of America.

The YAWA-Kiehl’s “Save Our Rare Earth” Biodiversity Eco-Camp was launched recently at the Bangsar Shopping Center, in conjunction with the opening of Khiel’s latest store at the shopping center.

In an effort to promote the camp, invited guests at the event were given a chance to view the mock-up of the eco-camp and some of its planned activities. A video montage shot earlier of celebrities testifying to the advantages and benefits of outdoor environmental activities and eco-camp was also shown during the launch. The Save Our Rare Earth eco-camp will be held from Nov 13-15 at the Gunung Nuang camping ground. Its target groups are mainly youths aged between 10 to 17 years old. The biodiversity eco-camp was designed to instill environmental awareness among our young eco warriors who may one day be involved in making policy decisions that may effect our environment and the future of our rare earth. The question is: How do you come up with a fair market value for a bird's nest house?

Assume that you have pumped in more than RM500,000 on a bird’s nest venture. RM400,000 for an empty (most likely nearly abandoned) 3-storey building, a further RM100,000 for the renovation and adaptation of the interiors for the pleasure of the birds. Once you have cut the red ribbons for the opening ceremony, you most likely do not need to spend any more money on the building save for some yearly maintenance cost plus the monthly utility bills. Once the building started generating income (2-3 years) from the sale of bird’s nest, you will be set for life (33% possibility), provided you lived long enough to enjoy the fruit of your labor. Our discussion today is: what if you would like to cash out and go for an extended holidays in some Caribbean Islands? How do you come up with a fair market value for your bird’s house?

For today’s property, it’s Location, Location, Location. Like wise, for Bird’s house it’s Nest, Nest, Nest. Good Location with no edible bird’s nests is no good. Bad Location with plenty of edible bird’s nests is good. So how do you value a bird’s nest house (or sometimes referred to as bird’s condo) when the conventional real estate mantra is of no use to a valuation consultant?

Scenario 1 (Existing bird’s nest venture near town center, currently producing a steady monthly income)

1. Building used: Abandoned and Unpopular commercial shop lot
2. Cost of Building + renovation: RM500,000
3. Expected property appreciation from investment: 20% -40% (conservative to optimistic)
4. Estimated number of birds living in the building: ~1,000 birds
5. Monthly bird’s nest harvest: 4kg of raw nests (3-year harvest; assuming a conservative 10% yearly increase: 48+53+58 = 159kg; assume 1kg raw nests = RM3k; 159kg = 159 x RM3k = RM477,000)
6. If I were to list my bird’s house for sale I would price it at: Property appreciation (RM500,000 x 20%) + 3-year forward income from my venture (RM477,000) to (RM500,000 x 40%) + (RM477,000)
7. The fair market value for the bird’s house will be from RM1,077,000 to RM1,177,000. For me, it is fair for the buyer to compensate the seller for the 3-year forward income as part of the goodwill price for the property. Furthermore the seller has taken a risk in the initial investment whereby the chances of failure is 2 out of 3 but it is a “guaranteed” chance for the investor to buy himself into this potentially lucrative business. For the buyer, even if he intended to invest in a new venture, he will have to wait for 2 to 3  years to confirm that he has not invested in a “lemon”. So to practically jump into a successful venture, it’s not too much to pay for such premium.
8. In order for the buyer to appreciate the value and to verify the authenticity of the valuation from the seller, he would have to spend a day or 2 on location. First he or she would have to take stock of the number of birds living in the target building. Firstly, the buyer can spend a late afternoon on site to count the birds coming and going out of the building. It’s not a science but you have to satisfy yourself that there are really that much birds as claimed by the seller. People tends to exaggerate, so it pays to verify it for yourself since your are going to take over the running of the business. Swiftlet will return from their daily hunting and food gathering around late afternoon and they will all be in the building by sundown. Secondly, the buyers should verify the monthly harvest as claimed by the seller for at least 3 months. Buyer should be present when they are doing the actual harvesting and counting of the nests. The monthly weight will be used in our valuation method but the number of nests will tell you roughly the numbers of adult producing birds. I am advocating a 3-month due diligent study because that will provide you a more accurate monthly harvest figure. If you only do this for one month, the seller could easily fool you by skipping some nests in his last monthly harvest, therefore artificially inflating the numbers when you are there to witness the harvest. It’s not possible to fool the buyer that there are twice the number of nests if he skipped his monthly harvest because, if the nests are not harvested, the birds will reuse some of the nests therefore saving them the hassle of rebuilding a new nest. Reused nests are easy to spot as they are dirtier and tend to be yellowish. As for the estimated number of birds, it will roughly tell you the nests that you can expect form the building. If you counted about 1,000 birds, you should expect about 500 nests (give or take 10%), as swiftlets live in pairs. Each pair will have one nest. Only juvenile swiftlets will hang around at their old nests. Once they are harvested they will in turn find a partner and build a new nests. That’s how the building increase the colony of the birds and in turn increase the monthly harvest.

Scenario 2 (New bird’s nest venture near town center, currently zero harvest)

1. Building used: Abandoned and Unpopular commercial shop lot
2. Cost of Building + renovation: RM500,000
3. Expected property appreciation from investment: 10% -40% (conservative to optimistic)
4. Estimated number of birds living in the building: zero
5. This is more of a willing buyer willing seller kind of deal. I wouldn’t waste my time in this kind of deal because there is no guarantee of success and the premium you paid is just for the effort put in by the seller in setting up the venture. If you are really desperate to purchase the building, you should asked about the people or company that the seller engaged to setup the bird’s nest house. Ask for references and visit their successful sites. There is still no guarantee of success as the location might vary but its track record will give you an indication of what to expect.

There are many ways to prepare a duck for your culinary pleasure. I have tried barbecued, boiled, grilled, fried, steamed, simmered, smoked and roasted duck. Of all the cooking methodology, roasted duck is by far the only way I would like to have my duck prepared. For the most succulent roast duck in Klang Valley, you wouldn’t go wrong if you head to Sunrise Restaurant in Sea Park, Petaling Jaya. The decor and layout is typical Malaysian coffee shop style with standard foldaway tables and plastic chairs. Well, at least you don’t have to pay for the ambiance and you most definitely, are not there to snack on their furniture. But, one thing is for certain, they serve the best roast duck in Klang Valley, if not the whole country.

The signature of Sunrise roast duck is the succulent meat (tender and juicy) and its super crispy skin (tasty & appetizing, yet not too much fat).

The secret to the succulent roast duck is most probably in its meticulous preparation and charcoal roasting method. More than 2 decades of specializing in roast duck has also contributed to the almost perfect recipe for their only signature dish. The signature of Sunrise roast duck is the succulent meat (tender and juicy) and its super crispy skin (tasty & appetizing, yet not too much fat). Since the restaurant is a famous foodie destination, and the clientele is ever so supportive; the rows of succulent and piping hot roast ducks coming out from the charcoal oven has never had to hang for more than 20 minutes on the glass display cabinet before they are snatched and skillfully cut-up with such surgical precision! If you really pay attention, the interval between each consignment of roast ducks coming out from the kitchen is about 30 minutes. Therefore there will be a lull of 10 minutes in between each consignment whereby the glass display cabinet will be totally empty and the customers waiting with much anticipation and swallowing of saliva.

If you must have the best roast duck in Klang Valley, then Sunrise Restaurant is the only place to be. The restaurant is located at 31, Jalan 21/1, S.E.A. Park, 46300 Petaling Jaya, Selangor. Tel: 603-7876 9689. They are closed on Mondays and don’t bother to call for reservation as they practice first-come-first-serve policy. They open for business at 11am and they will stay open till their ducks run out. There is always a queue of customers waiting for seats and if you are impatient, please go somewhere else. Halong Bay or “descending dragon bay” is truly a magnificent collections of over 3,000 islets along its 120km long coastline. Its breathtaking view and beautiful emerald-green coastline are really a sight to behold. A trip to Vietnam is never complete without a visit to Hạ Long Bay.
